Wood rot is endemic to Richmond homes. The city's combination of annual rainfall, high humidity, and hot summers creates near-perfect conditions for wood decay fungi to thrive in exterior trim — particularly fascia boards, window sills, door casings, and porch elements.
There are two approaches to wood rot repair: consolidant-and-filler repair for moderate rot, and full board replacement for severe rot. Epoxy-based consolidants (LiquidWood) and fillers (WoodEpox) penetrate soft rotted wood, harden it, and allow the damaged area to be shaped and filled to its original profile. This approach works well for rot that has not penetrated the full thickness of the board.
When rot has gone through the full thickness of a board, or when the affected area is longer than 12 inches, replacement is more economical than patching. For fascia boards and window sills, replacement with cellular PVC (Azek, Versatex) is an excellent upgrade — PVC trim does not rot and holds paint far longer than wood in Richmond's climate.
Addressing the underlying cause of rot is as important as the repair itself. Most wood rot in Richmond is caused by moisture intrusion from failed caulking, missing or damaged flashing, leaking gutters, or vegetation growing against the house. Repairing the rot without fixing the moisture source guarantees the rot will recur.
