Water-damaged drywall is one of the most important home repairs to address promptly and correctly. Unlike other drywall damage that is purely cosmetic, water-damaged drywall can harbor mold and lead to structural deterioration if not properly repaired.
The first step — before any repair — is identifying and fixing the source of moisture. Repairing drywall over an active leak is pointless and wasteful. Common moisture sources in Richmond homes include roof leaks, plumbing leaks inside walls, HVAC condensation issues, and bathroom tile or grout failure allowing shower water to penetrate.
Once the moisture source is resolved and the area has dried thoroughly — typically 48–72 hours minimum with fans and dehumidifiers — the damaged drywall can be removed. Cut out all soft, stained, or visibly moldy drywall. Do not try to paint over water stains — they will bleed through most paints within weeks.
Inspect the framing behind the removed drywall. If studs or plates show black discoloration or feel soft, treat them with an antimicrobial solution and allow to dry before installing new drywall. Severely rotted framing members may need to be sistered or replaced.
New drywall is cut to fit, screwed in place, taped, and finished with three coats of joint compound.
